1. Why chose Alexander Homes for my vacation?

We offer the closest vacation homes to the Walt Disney World® Resort.

Our family owned business began in 1981 and today we manage 200+ vacation homes, many within 5 miles of the Walt Disney World® Resort. We can offer you a level of expertise and personalized service that can not be matched in the Walt Disney World® Resort / Orlando area.

2. How large a rental should I ask for?

Vacation Homes are governed by the State of Florida’s Division of Hotels and Restaurants along with local county governments. To determine the amount of persons allowed in each home use this formula:

2 persons per bedroom + 2 additional persons on sleeper sofa / portable beds

Therefore:

2 Bedroom home = sleeps up to 6 persons
3 Bedroom home = sleeps up to 8 persons
4 Bedroom home = sleeps up to 10 persons
5 Bedroom home = sleeps up to 12 persons
6 Bedroom home = sleeps up to 14 persons
7 Bedroom home = sleeps up to 14 persons*

*Florida Law (Statute 509) does not allow more then 14 individuals in any single home. No matter how many bedrooms may exists. The only exception is if the child is an infant aged 18 months or younger and a rental crib has been arranged by the client.

3. What happens if the extra guests are children who can sleep on the floor or in sleeping bags?

See question #2.

Florida Law allows us to immediately evict guests who violate
these laws with no opportunity for compensation.

4. Do you have a maximum length of stay?

Florida law defines a short term "vacation home" as a property that rents for less than 5 months. Anything longer is considered to be long term and is governed by a different series of laws.

Alexander Holiday Homes does not deal with long term rentals.

5. How are prices determined?

Alexander Homes has 4 Seasons, each with different rates and special terms:

  • Low
  • Regular
  • Peak Summer
  • Peak Holiday

We Accept (Subject to Availability):

  • 3 night minimum during LOW and REGULAR seasons
     
  • 5 night minimum during SUMMER season
     
  • 7 night minimum if your travel dates cross into our PEAK HOIDAY SEASON
    (You may stay fewer nights but you will pay 7 nights)

     
  • ALL RESERVATIONS less than 5 nights are subject to an additional cleaning fee
    (based on the size of home)

  • If your vacation dates cross between two different rate periods consult a reservations agent for complete details and savings

 

6. Hot Deals Sales / Super Saver Rates

Please Note: Once a reservation is taken, coupons, discounts, hot deal sales or other promotions may not be applied.

7. Why is availability not listed online?

Customer service is our highest priority and we feel that having you call us with a small selection of homes is the best way to get exactly what you want. Once on the phone we will then be able to assist you with completing your reservation. Some test villas do post availability calendars.

8. Pets and Pet Friendly Homes?

Pet Friendly Homes

Certain Homes are PET FRIENDLY and allow for a maximum of 2 family pets with exception to those registered to assist the disabled.

Cats or Dogs Only
30 Pound Weight Limit Per Pet

$175 Non-Refundable Pet Fee added to every reservation in a PET FRIENDLY home. No fee for reservations in a PET FRIENDLY home when booking without pets (standard reservation).


Please Note:
The majority of our vacation homes do not allow pets. Inquire with Alexander Reservations regarding available "Pet Friendly" homes and having additional pets (more than 1).

 

9. Do we have Non-Smoking Homes?

NO. Upon check-out each vacation home is professionally cleaned. If smoke odors prevail then we do our best to clean the odor. Unfortunately there is no way of stopping a guest from smoking inside each vacation home. We post no smoking signs in all our homes and ask guests to smoke outside. Abuse of this request may result in additional cleaning fees.

10. Is extra maid service available?

Vacation homes are professionally cleaned after a guest checks-out. Each home comes equipped with a vacuum, broom, mop and pail along with basic cleaning supplies. Daily maid service can be arranged for additional charges. Consult with a reservations agent for details.

11. How can I make a reservation?

There are several methods you can use. We actually prefer that you call us in Florida for the most personalized service.

12. Payment / Security Deposits / Registration

Payment:

Alexander Homes features prices in USA Dollars, Canadian Dollars
and UK Sterling Pounds.

We accept (US Dollars only):
-Cash
-Traveler Checks
-Money Orders

VISA, Master Card, American Express, Discover

Note: when using a credit card to pay your remaining rental balance a 3% administration
fee will be applied. There is no 3% fee when paying the rental deposit.


USA Guests:

A $300 US Dollar deposit is required to hold any vacation property. This amount is applied towards your final balance which is payable on arrival.

EXCEPTIONS TO THIS POLICY are for vacations during our Christmas / New Years / Easter holiday seasons when the full balance is due one month prior to arrival.

Canadian Guests:

Canadian guests may pay for their reservations upon arrival in Canadian dollars, tax inclusive, using a bank certified cheque or money order (no personal cheques). Peak Holiday Season vacations require payment 30 days prior to arrival.

NOTE: Our credit card machine will only process US dollar amounts.

When using our Canadian Rates you shall supply a $300 USA Dollar rental deposit on a major credit card at the time of reservation. At that time we will use XE.com to calculate the Canadian Dollar equivalent of $300 USA Dollars. That amount becomes your rental deposit and will be deducted from the final rental amount due.

Alexander Holiday Homes is not responsible for fluctuations in foreign exchange rates or the processing time of credit card transactions by the credit card companies.

UK Guests:

Guests from the UK are required to make payment in US Dollars. You are welcome to call or email our office to lock in a final US Dollar rate for your final payment.
UK rates are Florida tax inclusive.

NOTE: our credit card machine will only process US dollar amounts

RENTAL DEPOSIT:
When using our UK Sterling Rates you shall supply a $300 US Dollar rental deposit on a major credit card at the time of reservation. At that time we will use XE.com to calculate the UK Pound equivalent of $300 US Dollars. That amount becomes your rental deposit and will be deducted from the UK Pound amount due.

NOTE: The remaining amount due is payable on arrival, unless you wish to pre-pay your account.

EXCEPTIONS: All vacations during our Peak Holiday / Christmas / New Year's / Easter seasons have the remaining amount payable one month prior to arrival in US Dollars.

Registration Forms:

A copy of our registration forms will be attached to your confirmation documents. Florida Law requires these must be completed, signed and returned. Many clients fill out our digital registration forms and return them to us via email.

Failure to comply shall require you to complete and sign these forms when you arrive at our office, leaving your credit card imprint which will be kept on file.

After your departure, our cleaning staff will clean and inspect the property to confirm that there is nothing damaged or missing. As the client reserving the property, you will be 100% responsible for all members of your traveling group. After your departure, your confidential credit card registration form shall be deleted from our records.

NOTE:

Certain homes on our website feature special booking conditions, security deposit policies and payment options. If you are choosing to book one of these homes, please consult with our reservations agents.

Change of reservations: $50 USA Dollars and subject to availability

13. When do I pay for the reservation? 

See question #12 for details

14. Check-IN and Check-OUT times

Check-In = 4pm
Check-Out = 11am

lf you plan to arrive early or wish to depart later, this option is permitted (subject to availability) for additional fees starting at $10 per hour and must be arranged at the time of reservation. Requested departures beyond 4pm are at a full days rental charge. Please consult with our reservations agents for full details at the time of reservation.

15. AAA, Senior or full time USA Military Discounts

Save up to 10% - Restrictions apply:

Available on 7+ night vacations
(Does not apply on 2-week and monthly rates)

Not all homes participate in these savings
Not valid with any other promotions or discount

16. Returning Clients - Coupons and Other Discounts

All company generated coupons, gift certificates, and other promotional discounts provided at check-out from an Alexander Holiday home must meet these conditions:

-In order to receive a returning client discount you must reserve a new home within 12 months
-Coupons that are provided at check-out are valid for up to 12 months
-All prices shall be based on applicable rates and seasons for the time of vacation
-One coupon per client per visit
-Not available on all homes (consult an Alexander Reservations Agent for details)

17. Cancellation Policy

All cancellations must be made in writing and faxed or mailed to us in Florida.
They must be signed and dated.

  • Cancel 31 Days and Beyond: loss of $50 per week
     
  • Cancel 8-30 days prior to arrival: complete loss of deposit
     
  • Cancel 0-7 days prior to arrival: loss of the full amount of the rental accomodation.
    This will be charged to the credit card on file.

The only exception to this rule is canceled vacations at our Peak Holiday / Easter / Christmas or New Years when you must pay for the reservation 30 days ahead of arrival. Cancellation within 30 days of arrival during these seasons will be subject to a loss of the full amount of the rental accommodation.

18. Change of Dates / Change of Reservation

$50 USA Dollar charge to change any reservation.

If you cancel your reservation but wish to re-schedule we can hold you deposit against future vacation plans for up to six months after your canceled arrival date. You do not have to travel within 6 months but you must determine your new vacation dates. Failure to re-schedule within 6 months shall result in a full loss of deposit.

13A. What happens if I need to cancel for reasons beyond my control?

Force Majeur:
Alexander and Associates shall not be liable for costs or losses incurred due to delays or cancellations in the clients vacation. Nor shall the client/guest have the right to terminate this Agreement for any delay or default in performing hereunder if such delay or default is caused by conditions beyond Alexander and Associates control. These situations include but are not limited to: Acts of God, War, Insurrections, Government restrictions, Natural disasters (earthquakes, hurricanes, floods etc), Riots or other major upheaval, Performance failures of parties outside the control of the contracting party (e.g., disruptions in telephone service attributable to the telephone company or labor actions by employees of a common carrier), Any other cause beyond the reasonable control of the party whose performance has become affected.

19. How do I select the right house?

  2. Decide what size home you wish to book
     
  3. Select what class of home you wish to stay in. We offer Condominium, Luxury, Executive and Diamond class homes.

    Condominium = Shared pools with generally lower priced rates
    Luxury = Our standard class of home
    Executive = A higher class of luxury and amenities
    Diamond = The best of the best homes
     
  4. Call us or Select ad least 2-3 homes from our website. Not every home may be available.

20. Am I guaranteed to get the house I requested?

If you book directly with Alexander Homes we guarantee that you will stay in your selected home tour pending unforeseen circumstances beyond our control. Examples of this might be fire, broken air conditioning / heating, flood damage, etc. For your safety and security we would inform you of the these circumstances prior to arrival and assist you with making a different home selection.

21. Where are the homes located?

Each home tour features maps powered by Google that will show the exact location of each neighborhood. You can find these maps at the top of every home tour as well as on our "Home Tour Lists" just below where it says the name of each neighborhood.

22. Do we offer a shuttle service?

No. We strongly suggest you arrange your own transportation. Some resort locations may provide fee-based shuttle services through a third-party vendor.

23. Check List of included items in Every Home:

  • Iron and Ironing Board
     
  • All Sheets, linens and towels for the maximum number of guests
     
  • All dishes, pots and pans for average size meals
    (Not major roasting pans or baking dishes)
     
  • Coffee (tea) maker, food blender and microwave
     
  • Starter supply of hand soaps, toilet tissue or paper towels. These are self catering vacation homes so you can expect to purchase these extra items at your convenience.
     
  • Each villa comes with a mop, broom, vacuum and wash pail.

24. We do not supply these items:

  • Beach size towels
     
  • Electric hair dryers
     
  • Extra garbage bags
     
  • Food
     
  • Coffee filters
     
  • Extra toiletries
     
  • Laundry soap or dish washing liquid

25. Internet Access

Many homes offer a High Speed Internet connection. High Speed internet is an optional extra and if available costs $25 per week. For those homes that do not offer High Speed Internet conenctions we do offer slower dial-up connections using a local Internet Service Provider. Consult an Alexander reservations agent for prices and possible savings on longer vacations.

26. Are all pools heated?

Our home tours feature optional pool heating with all prices displayed on each home tour. Consult with a reservations agent for full details.

27. Does the direction a pool faces affect anything?

Not always. We have "North Facing Pools" that may have more sunshine than some "South Facing Pools." It is not so much the exposure of the pool as it is the size of the sun deck! When selecting a home from our website, it is important to consider the size of the pool deck.

28. Kitchen Appliances

Each kitchen features every required appliance to prepare a meal including refrigerator, stove, microwave oven, dishwasher and more. Kitchens also feature small appliances such as a blenders and coffee machines.

30. How many vehicles are permitted at each rental home? Am I allowed to park a motor home?

A maximum of 4 vehicles are allowed at any single home in the Central-Florida area. Under Osceola County law, trailers (such as boat and moving trailers), motor homes and similar vehicles are not permitted in residential neighborhoods except by special permit.

31. When can I have the address and telephone number of the vacation home?

We do not offer the address and telephone number of any vacation home until you arrive in Florida. This is for the security of current guests in the home. It also meets the criteria detailed by the United States Department of Homeland Security.

The only exception to this is for clients who pre-pay 100% of their vacation and have completed the required Alexander registration and booking forms. These documents must be returned to our office before we can release confidential information.

32. Is mail service available at vacation homes?

NO. All mailed items must be delivered to our office where we can hold them securely for you.

33. How do I return the Key to the vacation home?

On the day you check-out you must return the house keys to our office. If you return the keys when our office is not open there is a key drop in our front door marked "Key Return".

If any key(s) are not returned to our office an automatic charge of $25 will be charged to your credit card on file.


Exceptions:
We do offer an express "check-in" and "check-out" service. With the express check-out you would not have to return keys to our office upon check-out.
