1. Why chose Alexander Homes for my vacation?
We offer the closest
vacation homes to the Walt Disney world resort.
Our family owned
business began in 1981 and today we manage over 200 vacation homes, many within
5 miles of the Walt Disney World Resort. We
can offer you a level of expertise and personalized service that can not be matched in the
Walt Disney World area.
2. How large a
rental should I ask for?
Vacation Homes are governed by the State of Florida’s
Division of Hotels and Restaurants along with local county governments. To
determine the amount of persons allowed in each home use this formula:
2 persons per
bedroom + 2 additional persons on sleeper sofa / portable beds
Therefore:
2 Bedroom home =
sleeps up to 6 persons
3 Bedroom home = sleeps up to 8 persons
4 Bedroom home = sleeps up to 10 persons
5 Bedroom home = sleeps up to 12 persons
6 Bedroom home = sleeps up to 14 persons
7 Bedroom home = sleeps up to 14 persons*
*Florida Law (
Statute 509 ) does not allow more then 14 individuals in any single home. No
matter how many bedrooms may exists. The only exception is if the child is an
infant aged 18 months or younger and a rental crib has been arranged by the
client
3. What happens if the extra guests are children who can sleep
on the floor or in sleeping bags?
Use the formula in question #2 to
determine what size home you require.
The amount of persons in each home may not be exceeded. Florida Law allows us to
immediately evict guests who violate these laws with no opportunity for compensation.
4.
Do you have a maximum length of stay?
We do not accept reservations longer then 90 nights.

How are prices determined?
Alexander Homes has 4
Rate Seasons, each wit different rates and special terms:

We Accept (Subject to Availability):

Regular Seasons

5 Night minimum during summer season ( 3 nights if Last Minute)

may stay fewer nights but you will pay the 7 Night Rate)

3 night minimums on Jade East Resort and
other condo's
(Except during Peak Holiday Weeks)

All stays of less than 5 nights are subject to
additional cleaning fee.
(Cleaning fee based on the size of each vacation home)
If you vacation dates cross
between two different rate periods, then your rate may be determined by a daily
calculation based upon the actual date that applies.
For example:
February 16th is
Low Season while February 17th (2007) is Regular Season. If you
arrive on February 14th for 7 nights, the vacation would be priced as Low Season
for the first 3 nights (14th-16th), with the remaining 4
nights (17th-21st) priced at Regular Season.
Foreign Currency: The
Alexander website features USA, Canadian and UK Sterling prices

Why is
availability not listed online?
Customer service is
our highest priority and we feel that having you call us with a small selection
of homes is the best way to get exactly what you want. Once on the phone we will
then be able to assist you with completing your reservation.
8. Are Pets
Allowed?
NO. We do not allow pets except those assisting the disabled
(documentation required). Guests who
fail to honor this policy will automatically be charged $200 (or
more) for damages. Clients who abuse he no pet policy will be evicted without notice
or refund.
9.
Do we have Non Smokers Rentals?
Upon check-out each vacation home
is professionally
cleaned. If smoke odors prevail then we do our best to air-out and clean the
smell. Unfortunately there is no way of stopping a guest from smoking inside
each vacation home. We post No Smoking signs in all our villas and ask any
guests who smoke to do so outside. Abuse of this request can result in penalties
to cover the cost of sanitizing the villa.
10.
Is there extra maid service available?
Vacation homes are professionally
cleaned after a guest checks-out. Each villa comes equipped with a vacuum,
broom, mop and pail along with basic cleaning supplies. Daily maid service can
be arranged for additional charges. Consult with a reservations agent for
details.
11.
How can I make a reservation?
There are several methods you can
use. We actually prefer that you call us in Florida for the most personalized
service. We do offer online booking however we call to confirm each reservation
for security reasons.
Once you have provided your credit card deposit we will then send your
confirmation, maps, arrival instructions and other necessary information.
12. Payment Options and Security / Reservations
Deposits
USA Canadian and
International Guests:
A $300 US dollar reservations deposit is required to
reserve with the remaining balance to be paid upon arrival. Full pre-payment is
also available.
EXCEPTIONS TO THIS POLICY are for reservations during
the
CHRISTMAS / NEW YEAR AND EASTER holiday seasons when the full balance is due ad
least one month prior to arrival.
All USA Rates are
plus Florida's 13% resort
tax.
Canadian Guests:
Canadian guests may pay for their
reservations upon arrival in Canadian dollars, tax inclusive, using a bank
certified cheque or money order (no personal cheques). Peak Season requires
payment 30 days ahead of arrival.
NOTE: With the Canadian dollar at
record levels the best value may be by using our USA rates. Most days it is at
Par with the USA dollar but on occasion it is worth more. We cannot accept
Canadian dollar payments on credit card as our machine will only process US
dollar amounts.
UK Guests
Our
UK Sterling rates are for
reference only. With the UK pound sterling at record levels the best value is
using our USA rates. An easy calculation of your final rate can be
generated by one of two ways. 1. Asking
your Alexander Agent to calculate your final costs
2. Using our USA rates /
add Florida's 13 % resort sales tax and then going to
www.xe.com to calculate your pound
sterling equivalent costs.
NOTE: Our credit
card machine will only process US dollar amounts.
NOTE:
Certain homes on our website feature special booking conditions, security
deposit policies and payment options. If you are choosing to book one of these
homes, please consult with our reservations agents.
13. When do I pay for the reservation?
See question #12 for details
14. Check IN or Check OUT times
Check-In = 4pm
Check-Out = 11am
Check in time is 4 PM and Check Out
time is 11
AM . If you plan to arrive early or depart later, this option is permitted
(subject to availability) for additional fees starting at $10 per hour and must be arranged at the time
of reservation. Requested departures beyond 4 PM are at a full days rental
charge. Please consult with our reservations agent for full details.
15. AAA, Senior or full time

(Does not apply to weekly, bi-weekly and monthly rates)
Not valid during Peak Holiday or Summer seasons

13. Cancellation Policy
All cancellations must be made in
writing and faxed or mailed to us in Florida. They must be signed and dated.
- If you cancel 60 days or more
ahead or arrival there is a $50 cancellation penalty
- If you cancel 30 to 60
days you lose $100 of your current deposit on file
- If you cancel 7 to 30 days before arrival you
will lose your full $300 deposit
- If you cancel 7 days or less
you will be subject to a loss of the full amount of the rental
accommodation.
The only exception
to this rule is canceled vacations at Easter, Christmas or New Years when you
must pay for the reservation 30 days ahead of arrival. Cancellation within 30
days of arrival during these seasons will be subject to a loss of the full
amount of the rental accommodation.
14. Change of Dates / Change
of Reservation
If you cancel your reservation but
wish to re-schedule we can hold your deposit against future vacation
plans for up to six months after your canceled date. You do not have to travel
within 6 months but you must set your vacation dates. We just hold your deposit
pending your new vacation dates. Failure to schedule your vacation within 6
months of cancellation will result in the full loss of your deposit and any
payments made. We have a minimum $50 change of reservation fee if you change
your travel dates or request a different villa after you have placed a
reservation.
13A. What happens if I need to
cancel for reasons beyond my control?
Force Majeur:
Alexander and Associates shall not be liable for costs or losses incurred due
to delays or cancellations in the clients vacation. Nor shall the client/guest
have the right to terminate this Agreement for any delay or default in
performing hereunder if such delay or default is caused by conditions beyond
Alexander and Associates control. These situations include but are not limited to: Acts of God, War, Insurrections, Government restrictions, Natural disasters
(earthquakes, hurricanes, floods etc), Riots or other major upheaval,
Performance failures of parties outside the control of the contracting party (e.g.,
disruptions in telephone service attributable to the telephone company or
labor actions by employees of a common carrier), Any other cause beyond the
reasonable control of the party whose performance has become affected.
14. How do I select the
right house?
- Figure out what home you
minimally require
- Decide what size home you
wish to book
- Select what class of home you
wish to stay in. We offer Condominium, Luxury, Executive and Diamond class
homes.
Condominium = Share pools with generally less expensive rates
Luxury = Our standard class of home
Executive = A higher class of luxury and amenities
Diamond = The best of the best homes
- Select ad least 2-3 homes
from our website as not every home may be available.
15. Am I
guaranteed to get the house I requested?
If you book directly with Alexander Homes we
guarantee that you will stay in your selected home tour pending unforeseen
circumstances. Examples of this might be fire, broken air conditioning /
heating, flood damage, etc. For your safety and security we would inform you of
the these circumstances prior to arrival and assist you with making a different
home selection.
Rest assured, these type of circumstances rarely
happen
17. Where are our
houses and townhouse resorts located?
We offer vacation homes all
throughout the city of Kissimmee, most locations near the Walt Disney World
Resort. Our home tours feature GOOGLE MAPS that show the exact location of each
neighborhood.
18. Do we offer a shuttle
service?
No. We strongly suggest you rent a
car during your vacation. Kissimmee / Central Florida does offer limited public
bus service but on main roads. Some of our premium resorts do have Fee based
shuttle bus services at the respective club houses. Although convenient these
fees may cost more then using a local taxi.
19. Air Conditioning /
Washer and Dryers / Televisions?
- All rentals have central air
conditioning systems that you control
- All vacation homes feature
washing machines and dryers to do laundry
- Al vacation homes feature a
minimum of 2 cable televisions with ad least one VCR or DVD player
20A. Check List of included
items in Every Home:
- Iron and Ironing Board
- All Sheets, linens and towels for
the maximum number of guests
- All dishes, pots and pans for
average size meals
(Not major roasting pans or baking dishes)
- Coffee (tea) maker, food
blender and microwave
- Starter supply of hand soaps,
toilet tissue or paper towels. These are self catering vacation homes so you
can expect to purchase these extra items at your convenience.
- Each villa come with a mop,
broom, vacuum and wash pail.
20B. We do not supply these items:
- Beach size towels
- Electric
hair dryers
- Extra garbage bags
- Food
- Coffee filters
- Extra toiletries
- Laundry soap or dish washing

Internet Access
For those home tours that do not offer a
FREE High-Speed internet connection, we do offer dial-up access on a limited
basis. Costs for dial-up are per week. Consult with a reservations agent for
full details. We can not be held responsible if the high speed internet fails
due to technical problems beyond our control. Our high speed connections are
designed to work with Windows XP, Vista or Apple computer operating
systems.
22. Are all pools heated?
Our home tours feature optional
pool heating with all prices displayed on each home tour.
Consult with a reservations agent for full details.
23. Does the direction a pool
faces affect anything?
Not always. We have "North Facing
Pools" that may have more sunshine than some "South Facing Pools." It is not so
much the exposure of the pool, as it is the size of the sun deck! While
selecting a home from our website, it is important to consider what is most
important to your needs.
24. Kitchen Appliances
Each kitchen features every
required appliance to prepare a nice meal including refrigerator, stove,
microwave oven, dishwasher and more. Kitchens also feature small appliances such
as a blenders and coffee machines Consult with our reservations agents with any
questions.

Memberships
We are members of many
associations and organizations including AAA / CAA
(Triple Diamond rated). These affiliations can be found on our homepage.
27. How many vehicles are permitted at each rental home? Am I allowed to park a motor home?
A maximum of 4 vehicles are
allowed at any single home in the Central-Florida area. Under the law, trailers
(such as boat and moving trailers) are considered to be vehicles. We do maintain a list of local campgrounds where you may be able to park your motor home.

28. When can I have the address and
telephone number of the villa ?
We do not offer the address and telephone
number of each vacation home until you arrive in Florida. This policy is for the
benefit of current guests in the villa .It also meets the criteria detailed by
the United States Department of Homeland Security. If you are calling to inquire
where a friend or family is staying we will contact that person and have them
call you. This information is kept private for security reasons.
27. Can I have items delivered to my
vacation home?
We prefer that you have items delivered to
our office where we can hold them securely for you. We accept USPS, FedEx, UPS,
DHL, and other parcel delivery services. We hold many items for many guests
daily.
