Hotels can be good for some clients. For the same costs (and many times for less) you can have your own vacation home with private swimming pool. We also feature condominiums / apartments in resort type settings.

Our family owned business began in 1981 and today we manage 200+ vacation homes, many within 10 miles of the Walt Disney World® Resort.
We can offer you a level of expertise and personalized service that can not be matched in the Walt Disney World® Resort / Orlando area.
3. How large of a vacation home should I ask for?
Vacation Homes are governed by the State of Florida’s Division of Hotels and Restaurants. To determine the amount of persons allowed in each home use this formula:
2 Persons Per Bedroom +
2 Additional Persons on Sleeper Sofa / Portable Beds
2 Bedroom Home = Sleeps up to 6 Persons
3 Bedroom Home = Sleeps up to 8 Persons
4 Bedroom Home = Sleeps up to 10 Persons
5 Bedroom Home = Sleeps up to 12 Persons
6 Bedroom Home = Sleeps up to 14 Persons
7 Bedroom Home = Sleeps up to 14 Persons*
*Florida Law does not allow more then 14 individuals in any single vacation home (no matter how many bedrooms may exist). The only exception is if the child is an infant aged 18 months or younger and a rental crib has been arranged.
4. What is the MAXIMUM length of stay?
Florida law defines a "short term vacation home" as a property that rents for less than 3 months. Anything longer is considered to be long term and is governed by a different series of laws.
Alexander Holiday Homes does not feature long term rentals.
5. Why is availability NOT listed online?
Customer service is our highest priority. We feel that having you call us or email us with a selection of homes is the best way to get exactly what you want. We will then be able to assist you with completing your reservation.
6. How can I make a reservation?
There are several methods you can use. We actually prefer that you call us in Florida for the most personalized service.

7. Payment / Security Deposits / Registration
Alexander Homes features prices in USA Dollars and UK Sterling Pounds.
We Accept (US Dollars only):
(Note: When using a credit card to pay any remaining balance on a vacation home rental a 3% administration fee will be applied. There is no 3% fee when paying the rental deposit or on attraction tickets.)
A $300 US Dollar deposit is required to hold any vacation property. This amount is applied towards your final balance which is payable when you arrive in Florida to check-in.
EXCEPTION #1 - HOLIDAY TRAVEL Vacations during our Christmas / New Years / Easter holiday seasons require the full balance to be paid one month prior to arrival.
EXCEPTION #2 - SPECIAL HOMES
Certain homes on our website feature special booking conditions, security deposit policies and payment options. If you are choosing to book one of these homes, please consult with our reservations agents.
EXCEPTION #3 - MONTH LONG RENTALS
Non-refundable deposit is for these special rates.
Guests from the UK are required to make payment in US Dollars. You are welcome to call or email our office to lock in a final US Dollar rate for your final payment. UK rates are Florida tax inclusive.
When using our UK Sterling Rates you shall supply a $300 US Dollar rental deposit on a major credit card at the time of reservation.
We use the: BANK OF AMERICAto calculate the UK Pound equivalent of $300 US Dollars. That amount becomes your rental deposit and will be deducted from the UK Pound amount due.
Our credit card system will only process US dollar amounts.
Alexander Holiday Homes is not responsible for fluctuations in foreign exchange rates or the processing time of credit card transactions by the credit card companies.
A copy of our registration forms will be attached to your confirmation documents. Florida Law requires these must be completed, signed and returned. Many clients complete our registration forms in advance and return them to us via email.
Failure to comply shall require you to complete and sign these forms when you arrive at our office, leaving your credit card imprint which will be kept on file during your stay.
After your departure our cleaning staff will clean and inspect the property to confirm that there is nothing damaged or missing. As the client reserving the property, you will be 100% responsible for all members of your traveling group. After your departure, your confidential credit card registration form shall be deleted from our records.
CHANGE OF DATES: $50 US Dollar charge every time a reservation is changed. The only exception is when you add additional days or upgrade to a more expensive home.

9. Change of dates policy
$50 USA Dollar charge to change the dates on any reservation. Diamond Class homes will have special booking conditions.
10. How do I select the right house?
Go to our HOME TOURS Section
Decide what Size Home you wish to Book (2, 3, 4 Bedrooms etc.)
Select the Type of Home (Condominium or House).
Condominium = Shared / Resort pools with lower rates House = A private house that features it's own individual swimming pool
Call us or Email us. Select ad least 2-3 homes from our website (not every home may be available).
11. Am I guaranteed to get the house I requested?
If you book directly with Alexander Homes we guarantee that you will stay in your selected home tour pending unforeseen circumstances beyond our control. Examples of this might be fire, broken air conditioning / heating, flood damage, etc. For your safety and security we would inform you of the these circumstances prior to arrival and assist you with making a different home selection.
TOUR OPERATOR RESERVATIONS:
Clients who make the choice of booking through a tour operator MAY NOT select vacation homes from our website under any circumstances.
12. Where are the properties located?
Our vacation homes are less than 25 miles from the Walt Disney World® Resort (Most less than 15 miles). Each home tour features maps powered by Google that will show the exact location of each neighborhood. You can find these maps at the top of every individual home tour as well on the home tours list.

13. When will I know the address and telephone number of my vacation rental?
We do not offer the address and telephone number of any vacation home until you arrive in Florida. This is for the security of current guests in the home.
The only exception to this is for clients who pre-pay 100% of their vacation and have completed the required Alexander registration and booking forms. These documents must be returned to our office before we can release confidential information. For guests who make reservations directly with Alexander Holiday Homes ONLY, shortly prior your arrival, and while the home is not occupied by any previous guests, we may then able to release this information.
14. How are prices determined? / Cleaning Fees?
Alexander Homes has 4 Seasons each with different rates and terms:
We Accept (subject to availability):
3 Night Minimum During LOW and HIGH seasons
7 Night Minimum if your Travel Dates cross into our PEAK SEASON (You may stay fewer nights but you will pay 7-Nights)
CLEANING FEES are built in to the cost of each rental. We do not charge additional cleaning fees.
15. Hot Deal Sales / Super Saver Rates?
We DO Offer Special Reduced Rates "HOT DEALS" and other sales. Please Note: Once a reservation is taken, coupons, discounts, hot deal sales or other promotions will not be accepted.
16. AAA / CAA (Current Members), Full Time USA Military and Other Discounts
These are the only discounts at this time. Save up to 10% Off Standard Nightly Rates. Does not apply to 7-Day, 2-Week or Monthly Rates. Can not be combined with any other Alexander sale or promotion. Not all homes participate in these savings. Discount promotions and coupons must be mentioned at the time of reservation to be valid.
17. Returning Client Discounts
As a repeat client you may qualify for special discounts and promotions on our optional extras such as Wi-Fi or long-distance telephone options. Discounts can not be requested after a reservation has been taken. Discounts only available to past guests who have reserved direct with Alexander Holiday Homes (Discounts not available if your past reservation came through a TOUR OPERATOR or third party travel agent). Consult with a reservations agent for details.
Additional discounts not available for month-long vacation home rental rates.
18. WiFi and Internet
ALL homes offer a High Speed Internet connection and Wi-Fi.
Cost = $25 per week.
19. Are swimming pools heated?
Our house rentals feature optional pool heating with all prices displayed on each home tour. Consult with a reservations agent for full details.
All cancellations must be made in writing and faxed or mailed to us in Florida. We have a digital cancellation form that may be completed upon request. These forms must be signed and dated.
Cancel 61 Days and Beyond:
Loss of $50
Cancel 31-60 Days:
Loss of $200
Cancel 08-30 Days:
Loss of $300
Cancel 0-7 Days:
loss of the full amount of the rental accommodation. This will be charged to the credit card on file.
The only exceptions to this rule are homes that feature non-refundable deposits and other standard level homes that are cancelled during our Peak Holiday / Easter / Christmas or New Years when you must pay for the reservation 30 days ahead of arrival. Cancellation within 30 days of arrival during these seasons will be subject to a loss of the full amount of the rental accommodation. Diamond Class homes will have special booking conditions.
MONTH-LONG RATES: Rental deposits for month-long rentals are NON REFUNDABLE.
19A. What happens if I need to cancel for reasons beyond my control?
FORCE MAJEUR: INDEMNIFICATION:
Guest hereby agrees to indemnify and hold Alexander and Associates Inc (dba, Alexander Holiday Homes) harmless for injuries or other losses to Guest and other persons and property that may occur in connection with Guest's use of the Premises. Guest further agrees that, as agent for the owner of the Premises, Alexander and Associates has no control over the condition of the Premises and, furthermore, that Alexander and Associates is not under any obligation to accept for safekeeping any moneys, securities, jewelry or other articles of personal property belonging to Guest, nor is Alexander and Associates liable for any loss in connection with any such items, or for providing security for the Premises. Alexander and Associates will cooperate in forwarding any complaint or concern of Guest to the owner of the Premises but shall not be obligated to correct any condition or hazard associated with the Premises.
ERRORS OR OMISSIONS:
Alexander and Associates reserves the right to cancel any booking made as a result of an error, omission or other unforeseen circumstances. This includes verbal, written or website errors which may affect the price, availability or type of unit rented.
ANIMALS AND PET POLICY:
NO animals are permitted except those registered to assist the disabled. Proof of registration required at the time of reservation and at check-in. Please telephone us for more information about registration requirements.
As per the AMERICAN'S WITH DISABILITIES ACT, companion pets are not permitted to stay in our vacation rentals. ADA (American's with Disabilities) guidelines:
21. What happens if the extra guests are children who can sleep on the floor or in sleeping bags?

Florida Law allows us to immediately evict guests who violate these laws with no refunds or compensation on account of breaking the rental contract.
22. Do we feature smoking-approved rentals?
All Vacation Homes are NON-Smoking and we ask that if you smoke you please do so outdoors.
Upon check-out each vacation home is professionally cleaned. If smoke odors prevail then we do our best to clean the odor. Unfortunately there is no way of stopping a guest from smoking inside each vacation home. We post no smoking signs in all our homes and ask guests to smoke outside. Abuse of this request will result in additional cleaning fees.
23. Is maid service available?
Vacation homes are professionally cleaned after a guest checks-out and ebfore the arrival of the following guest. Each home comes equipped with a vacuum, broom, mop and pail along with basic cleaning supplies. Daily maid service is not available.
24. Check-IN and Check-OUT Times
Check-In = 16:00 (4pm)
Check-Out = 10:00 (10am)
lf you plan to arrive early or wish to depart later, this option is permitted (subject to availability) for additional fees starting at $10 per hour.
25. Do we offer a shuttle services?
We strongly suggest you arrange your own transportation / rented vehicles since public transportation in the greater Orlando area is very limited
26. Check list of items included with every rental:
Iron and Ironing Board
All sheets, linens and towels for the maximum number of guests
All dishes, pots and pans for average size meals
(not major roasting pans or baking dishes)
Coffee + tea maker, food blender and microwave
Starter supply of hand soaps, toilet tissue or paper towels
Each home comes with a mop, broom, vacuum and wash pail
27. We DO NOT supply these items:
Extra Garbage Bags
Food (unless part of a food package option)
Laundry Soap or Dish Washing Liquids
28. Does the direction a pool affect anything?
Not always. We have North-Facing Pools that may have more sunshine than some South-Facing Pools. It is not so much the exposure of the pool as it is the size of the sun deck! When selecting a home from our website, it is important to consider the size of the pool deck.
29. Kitchen Appliances
Each kitchen features every required appliance to prepare a meal including refrigerator, stove, microwave oven, dishwasher and more. Kitchens also feature small appliances such as a blenders and coffee machines.
Also included is a full-size clothes washer and dryer.
30. How many vehicles are permitted at each rental?
A maximum of 4 vehicles (maximum 2 vehicles at homes with games rooms) are allowed at any single home in the Central-Florida area. Under local governing county laws, trailers (including but not limited to: boat and moving trailers), motor homes and other similar vehicles are not permitted in residential neighborhoods. Alexander and Associates will not be held responsible for parking tickets and / or towing charges for illegal and / or over-night street parking. Blocking a public sidewalk or parking on the grass is subject to a fine issued by the local county authorities.

31. Is postal service available?
All mailed items must be delivered to our office where we can hold them securely for you
32. Key Collection / How do I return the keys for check-out?
To Check-In you will arrive at our office and collect the keys, then proceed to your vacation home. On the day you check-out you must return all keys to our office. If you return the keys while our office is not open there is a key-drop in our front door marked "Key Return".
If any key(s) are not returned to our office a charge of $25 will be charged to your credit card on file.
We do offer an express check-in and check-out option. With the express check-in option you will be able to bypass our office and go directly to the vacation home. With the express check-out option you would not have to return keys to our office.
